Shared garage: what the Horizontal Property Law says.

To install a private-use charging point in an individual garage space you only have to notify the owners' association beforehand: no decision of the owners' meeting is needed. The installation and the electricity consumed are paid for by whoever installs it.

Information reviewed on 26 October 2026 against the official sources below. If the law changes, we update it. General information, not legal advice.

Frequently asked questions

Do I need the association's permission?

No. Article 17.5 of the Horizontal Property Law requires only prior notice to the association when the charging point is in an individual garage space. Source: the consolidated text of the law in the BOE.

Who pays?

The cost of the installation and the electricity consumed are borne entirely by the owners directly concerned, under the same section of the law.

What if the cable runs through common areas?

According to the judiciary press release of 12 December 2025, the Supreme Court rules that prior notice is enough and that the cabling can run through common elements without the association's authorisation, unless it affects those elements unnecessarily or disproportionately or harms the other owners. If the route significantly affects common elements, it is advisable to talk to the managing agent first.

What do I notify, and with how much notice?

The law sets no form and no deadline for the notice. The sensible thing, as practical advice and not a legal requirement, is to notify in writing before starting and keep the receipt. We can help you draft the letter for the managing agent.

What if I want to prepare the whole garage?

That is something else: a collective pre-installation for the whole garage. We explain it on the page about owners' associations.

Would you like us to take care of it?

Tell us your case and we will explain it, no obligation.
